Buying a home in Costa del Sol — what you really need to know

For many Dutch and Belgian buyers, buying a home in Spain is a dream that is closer than they think. Yet the buying process differs fundamentally from the one in the Netherlands or Belgium. From the NIE application to the role of the Spanish notary and the additional costs: those who are well prepared buy with confidence. This guide lays it all out for you.

What are the additional costs when buying a home in Spain?

Count on roughly 9% for resale properties and ~13% for new builds on top of the purchase price. Think of transfer tax (ITP) or IVA and AJD, notary and lawyer fees, and registration in the land registry (Registro de la Propiedad). The guide contains full cost tables and a worked example on € 500,000.

How much can you borrow for a home in Spain?

Spanish banks typically finance non-residents up to 70% of the purchase price, with terms of up to 25 years. Your income, existing commitments and age determine the scope. Want to know straight away? Take our free mortgage scan.

How does the buying process work in Spain?

In eight steps we guide you from orientation and viewing, through the reservation contract (contrato de reserva) and the deposit, to the final deed at the notary and the handover of the keys. The guide describes every step.
